- Description
- Our client operates within the bespoke residential new build sector, offering a hybrid of offsite manufacturing, digital design and on site construction, building properties of from £700k to £1.5m + construction value.
By using a pioneering tech approach to construction, such as the use of digital manufacturing on-site for structural components and making the design and construction process as digital as possible with a focus on getting value from the construction site, the company are continually looking for a way to do it better.
To help ensure the continued successful delivery of projects, they are looking for a Projects / Construction Manager with experience of residential projects and possibly of modular, timber frame, CLT, or SIPS. The job role will be both strategic and very hands on project management.
Location:
- Site visits every week to projects that are max 2.5 hours drive from London (our HQ) 2 -3 days per week
- 2-3 days per week office based at our London HQ.
- Current projects on site are Barnet, Lewes, Sevenoaks
- Up coming projects are Highgate, Chiswick, Pangborn, St Albans
Key Targets:
- Ensure the project is Built As Designed - candidate needs to be able to read design information, look at a 3D computer model.
- Zero defects - minimise our liability going forward through quality control checking.
- Deliver projects on time - intelligence project management backed up by an understanding of construction sequencing.
Tasks:
- Create and manage the program Gantt charts - a practical understanding of trade sequencing is critical.
- Agree a two week schedule of works day by day with site coordinator for each site.
- Coordinate subcontractors - make sure site is ready to receive appointed subs, and that they know what to expect.
- Site setup- plan out the site access, scaffold requirements, lifting, welfare, skips etc.
- Implement and build on our H&S plan, ensure the sites are safe.
- Agree the sequencing of structural component assembly with the design team.
- Communicate with the site based coordinators- we employ Architects in this role to be able to deal adequately with the level of information. There are gaps in their knowledge on site setup.
- Quality control checks - there are items that need checking at key stages in person.
- Use suite of communication tools - on our custom built online portal information is uploaded for daily activity logs, H&S info, 360 image capture, time sheets. candidate must engage with the platforms and ensure site coordinators are keeping them up to date.
- Customer handover - ensure a smooth transition of the property to the customer.
- Defects - post handover, assess and agree defects using NHBC guide with customer.
- Collate and record the defects, check progress of defect fixing.
