Description
Our client is a specialist contracting company providing clients with quality, high flatness tolerance concrete floors for industrial use. They are also part of a Global organisation working in an international environment.
They are currently looking for a Regional Construction Manager / Contracts Manager for their South Korea operations or someone less qualified but highly experienced in concrete technology.
 
Job Purpose
 
To take responsibility for the regional operations of the company and to manage the relevant Construction Team to provide a quality product effectively, safely and professionally; within set budgets and agreed timescales, and delivering high standards of customer service.
 
Responsible for:
 
Project Planning;Liaise closely with marketing and sales division to ensure potential projects can be undertaken within planned resources schedules. Upon award of new projects identify required staffing levels, timelines and budget constraints. Allocate current and/or available resources to projects and identify deficiencies and shortfall in such resources such that these deficiencies and shortfalls can be sourced and secured in a timely manner to met timelines and cost objectives. Ensure material supply is procured and delivered to meet project timelines and in accordance to  company policy and procedures.
 
Cost Control;Ensure relevant staffs are fully aware of budgets at all times and ensure full reporting of all costs are done in a timely and concise manner. Ensure monthly claims for payment are carried out in accordance to contract requirements and keep fully informed of claim, certificate or payment issues.
Cash Flow; Develop cash flow forecasts of projects for integration into the company overall cash flow forecast under the control of the Group Finance Manager
 
Staff;Ensure the right quality and calibre of staff are recruited; and in accordance with company policy and procedures. Lead, motivate, communicate with, develop, appraise and performance manage staff to ensure personal and company objectives are optimised and realised. Ensure staffs are adequately inducted into company culture and procedures as well as best industry practices.
 
Health and Safety;Ensure all staff are fully informed, trained, inducted and generally aware of all company policies, local authority regulations and laws required for the work being undertaken. Ensure risk assessments are carried out on all projects in full compliance to company and local authority requirements. Ensure all project teams have developed a Safety Plan and this plan is adhered to and will be subject to safety audit.
 
Customer Service and Contract Management;Ensure all Project Managers and other staff involved in dealing with clients on a formal or informal basis do so in a professional and courteous manner. Ensure that all contract differences or disputes, which affect time, or costs are approached in the appropriate manner given the prevailing conditions.  Organise and conduct relevant meetings with client/customer/contractor to defray possible or potential argument/dispute.
 
Reporting;Provide full reporting on all project financials in accordance to company policy and procedures. Provide monthly reports on movement/use of; staffing, plant, equipment, etc. Provide any other information that is affecting or likely to affect the smooth operating of the company. Attend regular internal meetings to discuss and report on on-going matters.
 
Working Relationships:
 
Effective working relationships are an essential part of daily working life. This role requires the jobholder to be a strong player and team builder to ensure all targets are achieved.
 
Internal;Colleagues with the company and relevant company functions. Maintain an effective an effective working relationship with the sales team is essential to ensure levels of customer satisfaction.
External;End Users, Clients, Contractors, Suppliers, Building Inspectors, Health and Safety Officers
 
Pre-Requisites
 
  • Bachelor’s degree in Civil/Structural Engineering or related technical qualifications.
  • A second degree in management related study would be an advantage.
  • Minimum 10 years experience in the construction industry;
  • Driving licence is advantageous;
  • Relevant experience in dealing with construction contracts and their execution and resolution.
  • Able to give a strong commitment to dynamic, fast growing specialist company.
  • Most of the work with involve periodic travel throughout South East Asia (ASEAN) and the candidate must willing to undertake this as required by the job.
