Description

We are working with a growing and successful residential property development business that is looking to appoint an experienced Quantity Surveyor to join its expanding commercial team.

This is an excellent opportunity for a commercially minded QS with experience working for an SME residential developer or self-build house builder, who is looking for genuine responsibility, autonomy and long-term career progression.

The business currently has approximately 40 new homes under construction, with further developments secured and a strong pipeline of schemes across London and the South East. The ambition is to consistently deliver around 100 units per year as the business continues to expand.

The Role

Reporting directly to the Directors, the Quantity Surveyor will take ownership of the commercial delivery of multiple residential developments, from acquisition and pre-construction through to completion and final account.

You will work closely with the Directors, Construction Manager and site teams, overseeing project budgets, procurement, subcontract management, valuations, cash flow forecasting and monthly commercial reporting.

A major part of the role will involve managing the procurement of labour, materials and subcontract packages, including:

  • Preparing tender enquiries and reviewing tenders
  • Negotiating competitive rates with subcontractors and suppliers
  • Analysing quotations and making recommendations
  • Appointing and managing subcontractors
  • Maintaining strong supply-chain relationships
  • Monitoring costs against project budgets
  • Identifying commercial risks and opportunities
  • Managing variations and contract administration
  • Preparing and maintaining CVRs
  • Managing subcontractor valuations and payments
  • Agreeing final accounts
  • Forecasting project cash flow
  • Providing commercial advice to the Directors
  • Supporting development appraisals and future project planning

The role would suit someone who enjoys working within a lean, entrepreneurial environment, where you can make decisions, influence the commercial strategy and have a genuine impact on the growth of the business.

About You

The ideal candidate will have:

  • Proven experience as a Quantity Surveyor
  • Strong experience within residential construction
  • Previous experience working for an SME house builder, residential developer or self-build developer
  • Experience managing projects from pre-construction through to final account
  • Strong procurement and subcontract management experience
  • Excellent commercial and negotiation skills
  • Good understanding of cost control, valuations and CVRs
  • The ability to manage multiple projects simultaneously
  • Strong communication skills and the confidence to work directly with Directors and senior management
  • A proactive and entrepreneurial approach

Experience within bespoke residential or self-build developments would be particularly advantageous.
